Rental Application Instructions

All applicants will be considered without regard to age, race, color, creed, sex, religion, national origin, familial status, marital status, handicap, or ancestry.


  1. SUBMIT FREE APPLICATION: This guarantees compliance with federal, state, and local Fair Housing Laws. 
  2. A separate application is required for each applicant over the age of 18 (excluding dependent children).
  3. The information requested on our application provides the basis for selection of the best qualified applicants. Please answer all questions as fully as possible (more information is better than less). Incomplete applications will not be considered.
  4. Any false statements or deliberate misrepresentation of facts will be disqualified.
  5. Tenant selection is not made on a “first-come, first-served” basis, but on a best-qualified basis.

  6. SCHEDULE APPOINTMENT: Appointments to view the property will be after completing an application. If you like the property, email the following to rentals@myarba.com.
  7. Copy of your current rental agreement for landlord verification.
  8. Copies of pay stubs or other documents to verify income other than rent. If you are self-employed, you will be required to provide copies of tax returns, 1099s, and/or other relevant data.

  9. PAY BACKGROUND VERIFICATION: If we get positive feedback from your references, every qualified applicant over the age of 18 must pay a $40 non-refundable fee for a background verification (including credit, eviction, and criminal record). We will also contact your current/past landlords and your current/past employers.
  10. Sign a Background Verification Form authorizing the background verification.
  11. Provide a copy of your valid driver's license or photo ID.
  12. If you have credit issues, let us know. A letter of explanation may help qualify you. 

  13. SIGN RENTAL AGREEMENT: If you are selected for residency, you must attend an Orientation to sign a Rental Agreement and make a payment of the first month’s rent & security deposit of an equal amount.
  14. You may be required to sign a Lead-Based Paint Disclosure if the house was constructed before 1978.  The EPA also requires you to read “Protect Your Family From Lead in Your Home” available online at http://www2.epa.gov/lead/protect-your-family-lead-your-home-1.
  15. If you have pets of any kind including Emotional Support Animals, you must sign the Pet Agreement, provide photos, paperwork, and evidence that the pet's vaccinations are up to date and registration tags.

If you need to verify the landlord information on a rental application or if you're interested in purchasing vacant property, you can do a free property owner search. The Internet has an abundance of information if you take time to use it. If someone owns a property, you can be sure they're paying taxes on it and that the county tax assessor will have their information on record. Enter the Property Address > Submit > Details > Owner History You can verify the owner name but you will have to do more Google searching for their contact information.
